Businesses that operate out of the real estate they own, or plan to purchase, are classified as Owner-User Commercial Real Estate.  Many times, big money center banks have pre-existing relationships with businesses and have no issues providing debt on their real estate.  However, many small businesses either do not get the service or do not qualify for stricter credit boxes at these larger institutions.   They can also risk losing great opportunities due to longer lead times at some larger banks. 

 

Conventional Owner User programs are available, as well as SBA 504 and 7a programs for higher leverage (up to 90%+costs) requests.   Quick approval processes, Speed of execution and maximizing leverage are the main reasons many owner-users seek alternative options outside of their “relationship” bank.    

 

Owner user programs are available for a wide array of industries including some of the harder to finance properties such as gas stations, hotels, motels, restaurants, bars, nightclubs, etc.
